April 4, 2017

This year is one of the most turbulent years when it comes to changes in legislation at both the federal and state levels. The federal government, under the guise of tax simplification, is looking to increase the standard deduction while eliminating several current deductions. The National Association of Realtors has been diligent in their efforts to keep the mortgage interest deduction, and it appears to be safe this year. However, the deduction of property taxes is in real jeopardy. New Jersey is the highest taxed state in the country, and more than double the average property taxes in the country. As a comparison, the average tax bill on $700,000 house in Alabama would be $3,010 vs New Jersey for the same value of $16,450. Elimination of this deduction will be devastating to homeowners in New Jersey.

Secondly, this is a gubernatorial election year and New Jersey currently has over $35 billion in debt not including unfunded pension liabilities of $68 billion. They are looking for new sources of revenue, and sales tax on commissions is a real possibility. As you may or may not know this has always been a possibility, but through the efforts of the New Jersey REALTOR® lobbyists we have been able to stop this from being implemented. This year is different. Sales tax on your commissions is a real possibility. Look at your earnings for 2016 and take out 7% off the top. Take a hard look at these figures. Why should the state fund pensions of former state employees on our backs? Who is funding your pension? And not only will you have this sales tax, which is really a way to impose an additional discriminatory income tax on us since commissions are not sales, but you will now be tax collectors for the state and you will now become custodians of funds belonging to the State of New Jersey. And anyone who has ever dealt with the sales tax division of the state of New Jersey, knows that audits are a regular occurrence and failure to pay sales tax is a serious issue.

This year, more than ever, you need to invest in RPAC to make sure our voice is heard and New Jersey REALTORS® can prevent this from happening. Look closely at the amount you may have to pay. This will not be a one-time bill since there is no such thing of a tax that goes away. We need your RPAC investment.
